Can I transfer the title of my condo from individual to my Limited Partership?

I want to transfer the title from individual to my Limited Partnership. Do I have to pay off my mortgage first and then refi it under my LP? Or do can I keep my current mortgage?? I am a bit confused.

As stated previously you can quitclaim it to the LC. One thing to watch for is the due on sale clause of the mortgage. If you transfer the title away and your mortgage company finds out the entire loan could become due.

What is the best and worst aspects of living in Florida?

I am thinking of moving from an expensive city in CA to Florida- the Tampa area. I would love to know what you think is the best and worst aspects of living in Florida. Thanks for your ideas!

I grew up in St. Petersburg, FL (right outside of Tampa). It is nice to be so close to the beach. The living costs in Florida are not as low as they once were, housing here is some of the most expensive in the country (Probably with exception to CA). The thing I dislike most about FL is the weather. I am not a fan of the hot weather. The summers are brutal. Winters are nice and comfortable. Your decision to move here should also be based on your career. If you are a teacher, or planning to be a teacher, DO NOT move to Florida.

Need to Advice and Tips for looking for a NY apartment. I don’t want to be scammed, but I need to find a place

I move on may 28th and I would love to find a place before I move so i don’t spend all my money on a hotel.
any tips would be great.
I have been looking on apartments.com (no luck)
craigslist
and also sublet.com

I paid $211K for my condo it’s worth a lot less now. What should I do? Sell? Refi?


If you like where you are living and can make the payments….keep making them. The housing market is expected to turn around.

You can’t refi….no lender is going to give you more than the house is worth.

As far as selling….only do that if you have to move. Even then, you would have to bring money to the closing table to pay the balance of the mortgage.

Keep in mind, when your lender gave you the money….the house was worth that amount at that time. There is no guarantee that real estate values go up. As you found out, they can go down. Just like any investment….real estate values go up and down.

The only way to sell is to do a "short sell" and that will have a negative impact on your value.

So…unless you have to move….and you can make the payments….just keep making them and hope the house values in your area come back up.
