My parents want to rent the condo I own from me. I will buy a new home. I have about 12k in equity?

Whats the best way to still get that equity if i rent it. We want to use that money as a down payment.

I would caution you against 100% financing on either purchase as home values likely will still go down and in that case, you would likely lose all equity in both properties and owe more than it’s worth. But that’s real estate for you. If you refi your condo, unless you get a significantly better rate than you are currently paying, you may end up paying more in loan fees than you will reap getting your $12K out. Read the small print and do the math. Also, if you get a HELOC on your condo do not advertise you are using it to purchase another property. Rates you get on income property (which is what your condo will be when you rent it out) are not as favorable as owner-occupied homes.

What are the best family-oriented beaches in Florida?

We’d like to take a day or weekend trip to a beach in Florida (we live in Kissimmee), and I’d like to know what beaches have the most to offer for a family (our son is 3). I don’t care how far the beach is from home, but I do care that it’s clean, family-oriented, and relatively safe. Please tell me all you can about whatever beach you recommend, including activities in the area, best places to stay, what the parking is like, how crowded, etc.

I’m originally from south Jersey, so my idea of a weekend at the shore is based on Wildwood and Ocean City NJ, with crowded beaches and the fabulous boardwalks. I’d like to find some new favorites here in Florida where we can start a family tradition of visiting often!

The most perfect place on earth..Seaside Florida. It is a planned community. Art, restaurants, shops, the beautiful white sugar sand beach, clear blue-green water. It is like something out of a movie. Children riding bikes, movies on the lawn in the evening, wine tasting. This place feels like a Disney movie. The tree-lined streets are home to seaside cottages. All the picket fences have to be different. You can buy anything you need here. It is about an hour east of Destin and an hour west of Panama City. The colorful adirondak chairs are a wonderful place to drink a rootbeer float. You can buy the most fabulous kite in the kite shop. Park your car and leave it. You won’t need it again. Everything is within walking distance. We return again and again.

How can I move out on a budget and any good apartment tips?

I have no chose but to move out and live on my own because the one of the people that I am living with is not treating me with respect and expects me to be the maid.
I am trying to look for one asap because I just can’t stand it. Any suggestions on how to save on renting an apartment. . Which way will I save more if I negotiate electric and other expenses in my rent or keep it a separate bill. Any tips where I can find things for my apartment at a cheep deal?

While your utilities won’t be negotiable, look for deals on leases online. For example, websites like Hubbuzz.com give you $100 if you find an apartment with them. Living with another person is almost always cheaper than living alone. Try posting an ad on Craigslist listing exactly what you’re looking for in a roommate and see if anyone emails you.
When you’re looking for decor, try the local thrift and antique stores. Check Craigslist for garage and estate sales, they’re a great place to put your negotiating skills to good use. Back to the issue of utilities, you can keep them to a minimum by doing things like watching your ac/heat use, washing with cold water if you have a washing machine, turning lights off when you don’t need them and other things, research that online.

Is 6000.00 dollar to much to pay for a title search at a refi closing?

we bought a house in late 1999 and refinanced in 2003 and had to pay 6000.00 dollars for the title search. we moved from a condo townhouse to a small ranch home because my wife at that time was battling ovarian cancer. no stairs. My wife has since passed and i know it is too late to do anything i’m just wondering if we were taken advantage of.

Did you ever! I paid $350 when I refinanced my home.

How do I get Florida State Residency as a minor?

Right now I live in Connecticut and go to a boarding school. My Mom is leaving for Brazil in September and my Dad is staying here till June 2010 working. I am moving down to Florida to live with my brother this summer in Pompano Beach but still going to school in Connecticut for Boarding. I am going into my senior year and I was wondering how to get state residency for instate tuition for college in florida. I am 17.

You will have to live there 6 months before you can claim residency.
Got to Florida, use your bothers address and get your driver’s liscence
ASAP.
from that point, wait 6 months and apply to colleges.

How can I decorate a white apartment?

I have a white wall and ceiling apartment but I have a hard time finding things to decorate it with. My couch is like a gray color and I have some pillows that are brown with blue and green decorations. What can I put up on those white walls to bring out some color? Also, my room is also white and my bed setting is wood. What kind of comforter should I get that would bring some color into the room?

For your bedroom I’d try to get a color that would really pop against the white walls and wood in your furniture. Depending on your style you could do primary colors like red or blue, which would go great for accent pieces (i.e. pillows, lamps, curtains) to make your room vibrant. Or you could do a monogramatic look w/one specific color and do different shades/tints of it, like cobalt blue, gray blue, baby blue, etc. It could create some depth in your room.

For your living room I’d try to do the same thing. Being as you’re in an apartment you may have restrictions on painting, so I’d try to incorporate color through other ways like rugs, artwork, etc. I got some of my best ideas from this website, http://blog.forrent.com/category/apartment-decorating-tips
